Tybalds estate regeneration: Introduction
Regeneration of the Tybalds estate in Holborn is part of Camden’s Community Investment Programme (CIP). This is the Council’s 15-year plan to invest money in homes, schools and community facilities.
In 2018, Camden Council’s Development team and Matthew Lloyd Architects began developing designs for new homes and landscaping improvements on the estate, working closely with the Tybalds Residents Association, estate residents and the wider local community.
In November 2022, the Tybalds regeneration programme (planning application ref. 2021/3580/P) received planning approval.
In March 2023, Camden’s contractor Quinn (London) Ltd began work on Phase 1A of the regeneration programme, converting the existing lower ground floor areas of three buildings (Falcon, Richbell and Blemundsbury) into ten new homes for social rent. Six of these new homes are specifically designed for wheelchair living.
In May/June 2024, tenants moved into the new homes in Phase 1A. The flats were allocated using Camden’s housing register and a Tybalds Local Lettings Plan which prioritised estate residents with a need for rehousing.
In July, August and September 2025, residents shared their views on a Section 73 planning application to update the Tybalds Estate masterplan. The proposed changes were in response to the new Building safety Act 2022 and to make use of funding from the development of Euston Tower scheme by British Land. The revised plans mean that every new home delivered through the programme will be for social rent, along with much improved landscape, better waste facilities and improved access to existing blocks.
