What we're doing

We’ll be carrying out 3 projects on the Rowley Way estate 2025 to 2026.  

Every home will receive window and heating improvements, which will include:  

  • replacing the existing heating and hot water system 
  • replacing window glass with extra-slim double glazing and repairing or replacing window frames if needed 
  • replacing all pipework across the estate 
  • upgrading heating and hot water equipment inside each home to include new vertical flat-panel radiators to warm homes instead of the coils inside the walls  

We will also update and improve 66 homes to meet the Better Homes standard. Due to COVID-19, they were not included in a previous project.

What to expect during the work 

We’ll remove your hot water cylinder, install new pipework and radiators, and replace your windows. We’ll also repair window frames if necessary. 

We’re planning the work carefully to reduce disruption. When we appoint a contractor, they’ll explain how they’ll do the work and how long it will take in each flat.

Benefits for you 

When we’ve completed the work, there’ll be: 

  • a more reliable heating and hot water system 
  • fewer reactive repair callouts to faults with the heating and hot water system  
  • no impact to your home if we need to fix a leak in another home 
  • full control over when your heating comes on, goes off, and what temperature it reaches 
  • unlimited and instant hot water available on demand 
  • energy efficient homes which need less energy to heat, keeping costs down 

Environmental benefits 

The new system will: 

  • use less gas and cut emissions 
  • help you use only the energy you need 
  • work better with the double glazing, which keeps heat in 
  • be more efficient overall – especially with the communal boilers already in place 
  • allow us to switch to a cleaner communal energy source in future 

Many homes currently rely on electric immersion heaters because we cannot fix the old hot water system. The new setup will give every home a reliable, energy-efficient supply. 

How the estate’s Grade II listing impacts our work 

Rowley Way is a Grade II listed estate, which means we must follow strict rules to protect its historic design. We've worked with conservation officers and Historic England to make sure changes follow these rules. 

Why we’re not using wall insulation 

We cannot add insulation to the outside walls without changing the historic look of the building, so we will not be using external wall insulation. 

We also considered internal insulation, but it would make your rooms smaller, so we’re not using it either. 

Why we cannot use solar panels 

We cannot install solar panels on Rowley Way because the roofs are part of the listed building design. 

We know some of you are concerned about heating bills, but once the work is done, your home will need less energy to stay warm. You’ll have: 

  • better performing windows (which will reduce heat loss) 
  • more control over your heating 
  • more reliable heating to your home 

Where we’ve installed similar systems in other parts of Camden, energy use and costs have fallen.
